What about transfer pricing? Wouldn’t make much sense for anyone to get a loan with 20% interest when you could get a 3% loan in the UK...?

Montenegro sounds really interesting, but I have no previous experience with real estate and the pros I’ve spoken to all say you need to really understand the market before investing. Otherwise everybody will just screw you over.

For example, you could borrow the money at 2% facility fee, 2% exit fee and 1% a month. There are some bridging lenders in the UK who charge this.
If your not a UK resident and dont have a clear credit history in the UK it would be difficult to get 3% rate on a term loan.
You would start at 7% interest and 65% loan to value.

Well, I have been working in this domain for the last 28 years. I can tell you that the real estate market is something really weird at times, however I still do consider that it is one of the most stable and reliable markets in the world, especially in case you are looking to invest your money in property. That is actually how it all started for myself, I wanted to invest in property however I was not a real estate specialist. So, right now, I am just working from home, and mostly buying new property around Canada using the services of a certain company that has got some really great 1031 low investment minimums for investors. I actually think that it is the only market that will be alive forever.
