I'm invested in a few datacenters and the ROIs are fairly good. There is a large upfront capital requirement, but if you can meet that then you can expect ROI within 3-4 years depending on how much you do in marketing and your overhead costs. All in all, no complaints.

Took me a day with Kraken and my WY LLC. It was a relatively simple process. You can expedite the EIN process if you fax the papers yourselves and call the IRS frequently. Sometimes they will just give you the EIN over the phone and you can utilize it while you wait for the formal faxed papers back.

Why would you say a lawyer is unnecessary? A registered agent does not provide client-attorney privilege which is the main desire, an extra security blanket for privacy.
