EIN does not solve any problems by itself, it is just a requirement for any company to have one. Banks ask for it as part of onboarding process, just as they ask for a lease agreement now in most cases.

Yeah, if somebody pushes EIN as part of a package - run away from them. If you have an SSN or any member of your team does, you can get the EIN online in 5 mins. It's just a bit harder and longer for non-residents and usually they need assistance with that.

Yes, pretty much, if you wanna get an account over there than you have to have a physical address that boils down to a co-working lease agreement at the very least. But EIN is not dependent on a physical address.

You need a lease agreement, banks sometimes check the address, with P.O. box or reg address - good luck trying to open anything over there.
