Best ways to benefit from low interest rates?

I expect the interest rates to remain low for the next years. One of the best gifts our generation has compared to that of our parents.

I have been planning on to utilise leverage in both real estate and small business buyouts for while. I'm confident of my IRR and being able to borrow <2% is a no brainer. However, I've run into a few obstacles:

• My holding company is in Cyprus and Cyprus bank refuse to give out loans to non-resident UBOs
• To get mortgage for real estate at personal level, most banks require 2-3 years of tax filing statements and other documents. Which means I have to declare higher personal income, increasing my taxes and thereby negating by any potential profits I'd make from the spread

Anyone has any alternatives or suggestions to play the low interest rates?
