Definition of Overseas Real Estate

Overseas property investment refers to buying and selling real estate from overseas. It allows you to invest in another country with your local currency funds. Such an investment can be either residential or commercial, but it is always advisable to go for a residential property. It involves buying and selling real estate from an overseas location, and thus, the term "investment" is added with it.

It may sound too complicated, but it is not. It is easy to make an overseas property investment, with several steps involved. First, you need to identify the right country and city you want to invest in. There are hundreds of countries worldwide; UAE, Oman, Saudi Arabia, Russia and South Korea also offer great deals on real estate for overseas investors. In these countries, you can invest in a vacant property and later rent it out or sell it for a profit.

Talking about investment options in other countries doesn't stop there, as Cambodia offers a few opportunities for you as well. For example, investing in overseas real estate involves several benefits unavailable in any other real estate investment. For example, you can avail of corporate tax exemptions and investment incentives the government offers if you invest in these countries.

What Defines A Cheap Real Estate?

When someone says cheap property, it does not mean it is cheap in quality. Instead, the term "cheap" is used for the property's price. In simple terms, cheap real estate is an affordable property that a typical family can purchase and occupy with a moderate amount of savings.

Here are a few things that you need to consider while planning to invest money in overseas real estate projects:
  • When looking for overseas properties, they should be cheap as per local standards, but these properties must be priced following international prices.
  • It must also fit in your budget, and you should not spend more than 30% of your income on the mortgage cost.
  • You should also have an option to sell it at an affordable price in the future. Additionally, prepare a budget for your new investment before deciding.
  • Pre-plan about how much money you can invest and what is the local currency converted, and then compare it with your current income for accurate calculations.
You need to see if the amount you have decided is enough or not as per your calculations and determine your eligibility criteria for investing in this country. Once this decision is made, you need to decide on any other thing required for wider investment.

You are talking about cheap properties and giving out approximate prices per square meter, however this alone is not suitable as a metric of cheap or expensive prices. You should at least have included one more metric to be able to call an investment as cheap or not; an often used additional metric would be the rate of rental income on those properties. Only in this way you could form a basic comparative framework. Just my 2 cents.

Local currency but Note Sure, It is depend on Knight Frank's house price index .
Ok. The prices are inflation adjusted , however do they take into consideration exchange differences such as the fact that the turkish lira is plummetting ? Which in this case foreign direct investment into the real estate market of Turkey would lead to an increase in prices which is opportunistically based on foreign exchange differences and therefore figures given would not correspond to the reality of the real estate market. Furthermore, basing your decision on these charts, even if they are accurate do not provide enough local guidance for investing in a property.
I think there is not much of an easy route for finding a good investment property other than finding a prospective buy and analyze it based on its potential of return on investment doing a comparability analysis based on the local market and better even the area market. So for example if you know that the average rental return on investment is in a particular country is at 4% then finding a property which can give you 8% return is a cheap price, because you could sell it tomorrow and make 100% return on a 4% rerurn for the buyer which is the expected average ( provided of course the initial return is not due to property deficiencies but that you are buying a comparably good property within the local market).

Disclaimer - I am not an investment consultant nor have I any investment experience in offshore real estate. I am only a real estate investor in the country I reside and speaking from my own research.

Thank you for your reply. Well I am not really an expert in the field , to give out a perfect example, but generally the future return on your investment should be what characterizes an investment as cheap or expensive.
So, what is your opinion on investing in Northern Cyprus. It is an extremely cheap area, especially for locations near the beach (versus every other country that sits on the Mediterranean).

Reunification is being discussed and it seems rather obvious that it is in the best interest of all Cypriots to reunite. The north side of the island represents 36% of the land area but more than 50% of the coastline. This affords Northern Cyprus several distinct coastal markets of interest, including a designated resort zone near Bafra. All these areas are attracting fast-growing numbers of tourists who need rentals.

Today, like Cancun, Mexico decades ago, Bafra has been designated for tourism development. Fourteen resorts are planned along the coast there. Five already operate there. Supposedly, prices are quite undervalued compared to other beach areas in the Mediterranean.

Any input from an insider's perspective?

they will never do that, this has been going on for several centuries.
Say what? The British empire leased Cyprus from the Ottomans in 1878. It was not until1960 that Cyprus became an independent nation with a constitution guaranteed by Britain, Greece, and Turkey. While the Brits controlled Cyprus, the Greek Cypriots and the Turkish Cypriots got along well. But after independence that changed. The Turks divided the island in 1974.

Hi,
Reunification might indeed be in the best interest of the majority of the island's residents, however I cannot say if it will really happen. I am personally open to a reunification, however I wouldnt base my investment decisions on the potential of a reunification. As to your question on the Northern Cyprus as an investment destination I have no experience or inside whatsover on how the market works there. What should be kept in mind though is that northern Cyprus does not have international recognition as a sovereing state by none of the countries other than Turkey. This political status should be taken into account when investing there.

I saw some cheap housing in Romania and Serbian, but who want to live there at the moment!
Prices in Serbia have risen sharply this year especially in major cities (Belgrade, Novi Sad, Nis).
Avoid these cities until the bubble burst...

You can find cheap, newly built flats in Bulgaria and Turkey with prices below €1k/m2.
The built quality is questionable.

You can also find cheaper older flats in Trieste, Italy at around €1k/m2, with newer or renovated ones being around €1.5k/m2

Many small towns and villages in Italy, where most of the young people have fled to larger cities, offer homes and apartments for free -- contingent upon your rehabbing them within a certain amount of time.

Instead of taking title to one of those dilapidated free units, however, the sweet spot is buying one in much better condition for just $10k to $20k and then modernizing it for $50k or so.

Not a bad advice but what are you going to do with it later on? You could use it for a vacation home or something but could you sell it or rent it? Trieste is a decent city of about 200k people, with universities, hospitals etc..

About a year ago, I listened to a podcast on how it is done. Investors fix them up as Airbnb units. Many of these small towns and villages are located in bucolic countryside settings, with all the pleasant aspects of the country life. Perfect for vacationers who desire a quiet, pretty, and historical environment. And many of these units are located just a block or two from the central square. I just found the podcast:

yeah I read about Italy already a few years ago, there is lot's of land and property you can get almost for free. It may be worth it to wait until the final market crash.

Looks like the guys predicted the future. After Admin posted the cover of the book I bought it, what's in there is what happening now.
